Utilising Creative Strategy to Achieve a 54% Reduction in Acquisition Costs

In the competitive US real estate market, attracting and retaining top-performing agents requires a strong brand presence and messaging that speaks to professionals seeking growth, support, and opportunity. To help my client stand out, I introduced a creative strategy designed to reposition the brand from being “just another brokerage” to an aspirational partner for ambitious agents looking to advance their careers, addressing key issues that they typically face

The Challenge

Despite offering strong support systems, training resources, and a collaborative culture, the client struggled to communicate these differentiators effectively through their paid social activity. Previous campaigns relied heavily on generic feature-based messaging and static creatives that failed to connect with the emotional drivers of their target audience, real estate agents seeking flexibility, community, and financial success.

While the targeting structure and audience lists were strong, performance remained stagnant, with high acquisition costs limiting scalability. The challenge was to reinvigorate the campaign through creative strategy alone, keeping the targeting (and budgets) consistent while driving a measurable reduction in cost per acquisition.

The Solution

To achieve this, I implemented a refined creative strategy focused on authentic storytelling, pain-point alignment, and creative diversity, while simplifying the campaign structure to allow Meta to effectively optimise

  1. Review Mining & Persona Insights:
    I analysed testimonials and reviews from existing agents to uncover what truly motivated them to join the brokerage, such as time freedom, strong team support, and consistent lead opportunities. These insights formed the basis of our new messaging framework.

  2. Emotionally Resonant Ad Copy:
    I shifted the creative focus from describing features to addressing the emotional benefits of joining the team, highlighting the sense of community, mentorship, and income stability that agents valued most.

  3. Authentic Video & Social Proof Formats:
    To replace the static creatives, we introduced testimonial-style videos featuring real agents speaking directly to camera, supported by B-roll footage that reflected their day-to-day experiences. This approach brought credibility and relatability to the front, helping the brand feel more personal and trustworthy (an underutilised tool)

  4. Streamlined Account Structure:
    I simplified the account setup to just one consideration ad set and one retargeting ad set. This allowed us to concentrate spend on the best-performing creatives and rapidly test variations, ensuring that optimisations were driven by genuine audience response..

The Results

Within just two months, the campaign achieved a 54% reduction in cost per acquisition (CPA), dropping to $37 per lead, an incredibly strong result for this industry. This improvement was driven purely by creative optimisation, proving the power of a strategically crafted message and authentic presentation over complex targeting or increased budget.
